 I have been living in a house for over ten years. My original Landlord inherited the house from his late father and later transfered the property to his younger brother without my knowledge. The younger increased the rent upon take over and has never maintained the building. I have used my money to make repairs severally without deducting from my rent. Though the building has no structural defect. Now my rent is due and the land has refused to take the rent and asked me to pack my things out for six weeks to enable him conduct repairs in the apartment.
What legal options are available to me to ensure am not thrown out in this process?
 How can i ensure i maintained the apartment thru legal process.

1.    The landlord can transfer his property either by gift, inheritance or sale to whoever he desires but courtesy demand that he inform you and other tenants about your new landlord.

2.    In respect of unreasonable increase of rent, by virtue of Lagos Tenancy Law subject to any agreement to the contrary, an existing tenant may apply to the court for an order declaring that the increase in rent payable under tenancy agreement is un reasonable , in determining whether an increase in rent is unreasonable ,the court shall consider the general level of rent for  comparable premises in the locality or similar locality.

3.    By virtue of the Lagos State Tenancy Law, one of the obligations of the landlord is to effect repairs and maintain the external and common parts of the premises. Landlord should not disturb the tenant’s quiet and peaceful enjoyment of the premises.
